Our services encompass the full lifecycle of commercial roofing projects, from initial assessment and estimating through to project planning, material selection, installation, repair, maintenance, and ongoing technical support. We work with a range of roofing systems and building-envelope applications, with particular expertise in modified bitumen and SBS torch-applied roofing systems, PMMA liquid-applied systems, EPDM, waterproofing, leak prevention, and related roofing assemblies.

 

About the Position

Canuck Roofing is seeking an experienced Technical Sales Specialist – Roofing & Waterproofing to support the development and sale of residential, commercial and multi-family roofing and waterproofing projects.

The position combines technical roofing expertise with consultative sales, client assessment, estimating, proposal development and project coordination. The successful candidate will assess existing roofing systems, identify deficiencies and technical requirements, recommend appropriate roofing and waterproofing solutions, prepare detailed estimates and proposals, and work with clients and internal production teams through the sales and project transition process.

The position requires a strong understanding of roofing and waterproofing systems and the ability to translate technical building conditions into practical, cost-effective solutions for clients.

Key Responsibilities

Technical Sales and Client Consultation

  • Develop and maintain professional relationships with existing and prospective commercial, multi-family, residential and institutional clients.
  • Respond to client inquiries and assess their roofing and waterproofing requirements.
  • Conduct on-site roof inspections to assess existing membrane systems, insulation, vapour barriers, cover boards, roof decks, drainage, parapets, flashings, penetrations and rooftop mechanical equipment.
  • Identify roof deterioration, water infiltration, trapped moisture, deteriorated decking, inadequate drainage, low curbs, failed flashing and other conditions that may affect the proposed work.
  • Take site measurements and photographs and prepare detailed documentation of existing conditions.
  • Determine when exploratory openings, core samples or additional investigation may be required.
  • Assess client requirements, building conditions, project objectives, budget considerations and expected service life.
  • Recommend appropriate roofing, waterproofing, repair, restoration or replacement systems based on technical and commercial considerations.
  • Explain the advantages, limitations, installation requirements, expected service life and warranty considerations of available roofing and waterproofing systems.
  • Consult with clients regarding alternative systems, upgrades, drainage improvements, insulation requirements and other technical options.
  • Answer technical questions from clients, contractors, consultants and internal production personnel.

Roofing and Waterproofing System Recommendations

  • Recommend complete roof replacement, recovery systems, localized repairs, additional insulation, tapered insulation, crickets, drainage upgrades and modifications to parapets, curbs and penetrations as appropriate.
  • Determine suitable membrane attachment and installation methods, including mechanically fastened, self-adhered, torch-applied, cold-applied and fully bonded systems.
  • Evaluate proposed systems in relation to the existing roof assembly, substrate, insulation, vapour control, drainage, fire risk, building use, manufacturer specifications, expected service life and client requirements.
  • Review manufacturer product data sheets, technical specifications, installation instructions and warranty requirements.
  • Maintain current knowledge of roofing and waterproofing products, systems, installation methods and industry developments.

Estimating and Proposal Development

  • Prepare detailed material, labour and equipment estimates for roofing and waterproofing projects.
  • Review drawings, specifications, site measurements, aerial imagery, EagleView reports and digital takeoffs when preparing estimates.
  • Calculate quantities and costs for roofing membranes, insulation, tapered insulation, cover boards, vapour barriers, adhesives, fasteners, sheet metal, drains, wood blocking and related accessories.
  • Estimate demolition, disposal, deliveries, cranes, equipment, subcontractors and other project costs.
  • Obtain and evaluate pricing from suppliers and subcontractors.
  • Identify potential concealed-condition risks and establish appropriate allowances where required.
  • Review project costs, overhead, risk and required margins when developing final pricing.
  • Prepare detailed sales proposals describing the recommended roofing or waterproofing system, installation method, scope of work, inclusions, exclusions, optional upgrades, unit rates and warranty considerations.
  • Present proposals to clients and respond to technical and commercial questions.
  • Negotiate project scope, pricing and other sales terms within company guidelines.
  • Follow up on quotations and proposals and assist in converting opportunities into awarded projects.

Project Coordination and Technical Support

  • Coordinate the transition of awarded projects from sales and estimating into production.
  • Review project scope, specifications, material requirements and technical considerations with production personnel.
  • Confirm material quantities and coordinate deliveries, equipment and specialty contractors as required.
  • Coordinate with sheet-metal contractors, plumbers, electricians, mechanical contractors and other trades where their work affects roofing or waterproofing installations.
  • Provide technical support during construction and attend project sites when required.
  • Assist production personnel in assessing unforeseen conditions such as deteriorated decking, saturated insulation, unexpected roof layers, drainage deficiencies, low curbs and conflicts with rooftop equipment.
  • Prepare pricing and documentation for change orders resulting from concealed conditions or changes requested by clients.
  • Communicate changes in scope and technical requirements to clients and production personnel.
  • Assist with project deficiencies, inspections, warranty requirements and project closeout.
  • Maintain accurate customer, quotation, contract and project documentation.

Customer Relationship Management and Sales Administration

  • Maintain accurate customer and project information in the company's CRM and estimating systems.
  • Maintain records of inspections, estimates, proposals, contracts, change orders and project communications.
  • Track sales opportunities, proposals and follow-ups.
  • Develop and maintain knowledge of market conditions, roofing products, competing systems and industry trends.
  • Support the company's sales objectives by identifying potential opportunities with existing and prospective clients.
  • Provide ongoing technical support to clients following the sale and assist in resolving technical or service-related concerns.

Required Qualifications

  • Completion of secondary school is required.
  • A minimum of 5 years of experience in commercial roofing, waterproofing, building-envelope construction or a closely related technical construction occupation.
  • Demonstrated experience assessing existing roofing systems and identifying deficiencies, leaks, moisture problems and repair or replacement requirements.
  • Demonstrated knowledge of commercial roofing and waterproofing systems, including modified bitumen/SBS, EPDM, TPO and/or liquid-applied waterproofing systems.
  • Experience with roofing membranes, insulation, vapour barriers, cover boards, flashing, drainage systems, penetrations and related roofing components.
  • Experience interpreting construction drawings, specifications, product data sheets and technical installation information.
  • Experience preparing material quantities, estimates, quotations or proposals for roofing, waterproofing or construction projects.
  • Experience communicating directly with clients, contractors, suppliers or other construction professionals regarding technical requirements and project scope.
  • Experience recommending technical solutions based on existing site conditions and client requirements.
  • Strong knowledge of roofing installation methods, including torch-applied, mechanically fastened, self-adhered, cold-applied and/or fully bonded systems.
  • Strong written and verbal communication skills.
  • Strong organizational and client-service skills.
  • Ability to conduct site inspections and work safely on active construction sites.
  • Ability to work independently while coordinating multiple estimates, sales opportunities and projects.

Technical and Software Skills

  • Proficiency with Microsoft Excel for estimating, pricing and material calculations.
  • Proficiency with Microsoft Word and Outlook.
  • Ability to use digital plan review, PDF markup and measurement software.
  • Experience with estimating, customer relationship management or construction project-management software is required or considered an asset.
  • Experience with AccuLynx, EagleView and PlanSwift is considered an asset.
  • Ability to review technical roofing specifications, manufacturer documentation and warranty requirements.

Other Requirements

  • Valid driver's licence and ability to travel to client and project sites within the Lower Mainland may be required.
  • Ability to work on rooftops and active construction sites and conduct physical site inspections.
  • Ability to manage multiple client inquiries, estimates and projects while meeting deadlines.
  • Strong attention to detail and commitment to safety.
